Collin, Denton and Dallas Counties... The Past 50 Days of Real-Time Data!

Just because you are feeling optimistic about the health of our local real estate market doesn't mean anything without the data to back it up.  Dive in here to confirm what we all are feeling... We are getting stronger and stronger!

Collin County

From 250k to 450k, new highs across the board!  This is the result of higher seller confidence, which is resulting in higher quality, move-in ready homes becoming available for purchase.

Denton County

Color me baffled!  No, it's not the the Sherwin Williams color of the year.  The cause for bafflement is the lackluster number of homes put under contract in this last 10-day segment.  It could be Memorial weekend or just the normal "ebb and flow" of Denton county buyer demand.  All will be revealed by the next update, so let's watch for what happens next.

Dallas County

New highs from 150k to 300k!  The demand for homes under 300k in Dallas county make this also one of the highest appreciation price ranges.  Nothing pushes real estate values higher than overwhelming buyer demand!

The Wrap-Up
Our market is super strong, even without ridiculously low-interest rates.  The real problem is the dwindling supply of homes (see last post).  Either more sellers need to understand the opportunity they have with current market scarcity or buyers need to embrace renovations and changes to the lackluster homes that are sitting on the market.  Our blend of real estate and construction gives our buyers the power to transform the homes before they move-in.  While we can't change the level of seller confidence, we CAN be proactive in turning the market leftovers into a Custom Perfect home.  Want to know more?  Read how custom homes can boost your lifestyle by matching how you do life.

Crazy Like a Fox.... Buy Your Next Home BEFORE Selling?

Imagine a world where you purchase your next home, THEN get up to 6 months to sell your current one...   That's right! On this planet, there is no selling then buying stress.  You don't have to feverishly search for your next home AFTER accepting an offer on your current one.   Sounds rough?  Just ask anyone who has done it! Skeptical?  I would be too! If you never heard of this before, it's called a portfolio loan.  They come in many shapes & sizes, but this loan type allows a buyer to be payment free for up to 6 months on their next home .  It's only available through the normal Fannie Mae conventional loan (sorry, no FHA/VA or USDA) and is structured so payments on your next home start AFTER your sell your old home.  This gives our clients the ability to have their cake and eat it too!  Carefully choose your new home and complete the purchase process... Then take your time moving out and selling your existing home.  THIS is how you transition from one h

Sneak On In and Grab a Bite! The Together Family Kitchen

Every Thanksgiving, I have my routine.  As the heavenly smells start coming from the kitchen, it's only natural for me to sneak in and grab a quick bite of whatever tasty dish my wife is cooking up.  She doesn't mind, and even kinda encourages it.  A little sip here, a bite there and she makes me feel like I've contributed in some way to the process.  But growing up, My Mom didn't allow this type of collaboration (which is probably why I enjoy it so much now).  She would say, "When it's Finished!" That's what I heard, over and again.  What helped her cause was that my childhood home only had an 80 to 90 square foot kitchen , so it's not like I could make my way in there without being noticed.  If only it was slightly larger, maybe towards the middle of the floor plan and not locked away in the corner of the house.  THEN I would have been more welcome, and what chef wouldn't like a little bit of company as they experiment on different flavors
